Westwood New Jersey saw Two homes closing in the popular town as the 2012 New Year real estate market celebrated the sweethearts month of February.  The list to sale price differential hovered around the 95% mark.  This indicates that homes are both being priced to sell and selling within  5% of their asking price. The popularity of this town is still strong although the overall market prices are down for the Hub of the Pascack Valley town of Westwood New Jersey.

Westwood NJ is amongst the 8 Pascack Valley towns of Bergen County New Jersey and it's thriving downtown business district has prompted it to be known as the "Hub" of the Pascack Valley.  This small community minded town is constantly changing to keep up with the times while maintaining that very desirable small town feel. 

The price differential for February was around 5% which was about the same as the previous month. The average days on the market was 51 for the month indicating that the Pascack Valley area market continues to hold it's own in these challenging times.

With interest rates the lowest they have ever been hovering at 4% and below, we think Buyers can take advantage of some really wonderful opportunities to own their piece of

Small Town America in this special town known as the Hub of the Pascack Valley!

Hillsdale New Jersey saw Five homes closing in the popular town in the month of March. The list to sale price differential hovered around the 86% tile mark. This is down considerably from the previous month. This indicates that homes prices are beginning to slide downward sharply. With homes selling at around 86% of their asking price the popularity of this town may be strong but Buyers are waiting for the perfect price for their budget and taking much longer to consider all of the inventory.

The 86% range differential along with the average days on the market at 195 indicates that the Pascack Valley area market continues to hold it's own during the economic downturn and homes are still selling within a reasonable amount of time.

With interest rates the lowest they have ever been (hovering at around 4%), we think Buyers can take advantage of some really wonderful opportunities to own their piece of Small Town America in this special town known as the town with a heart!
